Hurricane Ian was the deadliest to strike Florida since the famously catastrophic 1935 Labor Day hurricane. With wind speeds that reached 150 mph, the 2022 hurricane left a trail of profound devastation-and the people caught in that trail are now fighting to rebound and rebuild. Every roof is different, and that's especially true when comparing commercial vs residential roofing, also known as low-slope vs steep-slope roofing. Many roofing contractors start out installing residential roofs because they have a low cost of entry. The process requires minimal specialized equipment-most roofers are able to start out with a truck, a ladder, a nail gun, a compressor, and safety gear.
Up to 25% of the United States experiences large hail episodes-and when they do, hail can cause severe damage to roofs and the HVAC equipment stored there. Hailstorms account for 70% of the average annual property losses from severe convective storms in the US. These days, sustainability is a common term in the construction and architectural industries, found in discussions in trade magazines, professional journals, as well as in sales and advertising materials. Despite this, even many professionals are not certain about what characterizes truly "sustainable" buildings or what practical steps they can take to make them a reality. In this article we provide an overview of some useful frameworks, as well as the major topics, for building owners to consider when developing a sustainable building strategy.
Several changes have been included in the 2022 version of ASCE 7 as they relate to the roof. You may be thinking, 'as soon as I mastered ASCE 7-16, an updated version is set to be released!'. As with any Standard, it can be expected that updates will be made to include current research or trends. While the inclusion of tornado loads and the resulting changes in the load combinations may be the most significant, there are other updates that affect roofing as well. From minor updates to basic wind speed maps, to stepped roofs, and pavers, we have compiled a summary to help you navigate the updates. Not to fret, the changes are likely to not be incorporated until the 2024 version of IBC. However, that does not preclude incorporating these changes on current and upcoming projects.
